🏠 England & Northern Ireland – Standard SDLT Rates
You pay tax progressively - each portion of the property’s price is taxed at the rate for that band.

👶 First-Time Buyer Relief
If you’re a genuine first-time buyer:
- 0% on the first £300,000
- 5% on the portion between £300,001 and £500,000
- No relief if the property costs over £500,000 - standard SDLT applies
🏘️ Second Homes / Buy-to-Let (Additional Property Surcharge)
If you’re buying an additional residential property (second home, buy-to-let, holiday home), a 5 percentage point surcharge applies on top of standard SDLT rates.
